British Land

British Land acquired this retail park in Essex in 2011, comprising 11 retail units totalling 153,000 sq ft and servicing over 300,00 people in the local area. In order to realise the significant opportunities to attract new retailers to the scheme and future growth, British Land required a refresh and modernisation of the park.


This retail park redevelopment, located on the A127, one of the main routes between South Essex and London, required the modernisation of the entire complex including refurbishment and re-modelling the existing units, constructing additional units, and improving all pedestrian areas multi-modal access routes.

We have delivered this modernisation programme in phases to enable the retail park to continue operating as normally as possible during the works.  Our team are reviewing all tenant fit-out proposals, and monitoring their implementation on behalf of our client.  New retailers have been attracted to the park and enlarged stores have been created to provide modern and contemporary retail space.
